On April 12, 2017, the parties filed a stipulation dismissing Defendant Wells Fargo Bank,

N.A. from this case with prejudice, with each side to bear its own costs and attorney fees. Plaintiff
18
and Defendant Wells Fargo Bank, N.A. have agreed to the stipulation. Pursuant to the stipulation,
19
all claims of Plaintiff Winston Williams against Defendant Wells Fargo Bank, N.A., have been
20
21
dismissed, with prejudice. See Fed. R. Civ. P. 41(a)(1)(A)(ii); Wilson v. City of San Jose, 111
F.3d 688, 692 (9th Cir. 1997). The Clerk of the Court is DIRECTED to terminate Wells Fargo

Bank, N.A. as a defendant in this case.
