This matter comes before the Court on the parties’ stipulation (Dkt. No. 39). The parties

agree and stipulate as follows:

Among other requested relief, the United States filed this action to foreclose its federal

The United States claims that federal tax liens encumber the Property. The first lien arose
on January 11, 1993 and was recorded through a Notice of Federal Tax Lien filed with the King
County Recorder’s Office on November 20, 2014.

U.S. Bank claims that it recorded a Deed of Trust against the Property with the King
County Recorder’s Office on August 16, 2012.

the federal tax liens. If the Property is sold by the United States, the sale proceeds, after costs of
