Foreclosure prevention progress report and next steps
Bill and Patrick,
We are now working with six California cities and for maximum effect and success we are advising
that these cities move forward in a coordinated fashion. The cities are Richmond, El Monte, La
Puente, Baldwin Park (not yet ratified), Orange Cove and San Joaquin. For this reason we have
advised all participating cities to form a JP A. This is not a requirement however.
We have completed the discovery of underwater PLS homeowners in your city. This list is
available to you upon request. The next step in our process is to prepare for your approval an offer
to buy these mortgages, we expect to deliver the proposed offer to you in the next 3 weeks. If you
approve this offer then we intend to present it along with all other offers in one package to the 20
servicers of these mortgages. If you approve the offer then we advise that you join other cities in
making the public aware of this offer to help prevent foreclosures, please consider your
participation in a joint announcement in late May.
If you approve the offer to servicers we advise that individual homeowners be made aware of the
program only after servicers respond to your offer. We are developing a homeowner education
package and program that we will submit to you for approval.
We have finalized the terms of acquisition financing. This term sheet is available for your review
upon request.
One more thing, please let me know who you would like to have included in these updates. I have
copied the MRP team on this email
John is our Chief Strategy Officer, he will be sending you material regarding the law and the
program over the next three weeks. Thomas is our CFO and will be working with you
on acquisition financing should we get to that point, Jeremy is our COO.
